Less obvious, and absent from most descriptions of this location, is that two Downtown Line stations sit within roughly a kilometre: Geylang Bahru at 924 metres and Bendemeer at 1,069 metres. That gives the address two rail lines on foot rather than one, which matters for journeys the North East Line does not serve directly.
Potong Pasir, one stop further up the North East Line, is a 15-minute walk or a 3-stop bus ride from the stop just outside the estate, which is 76 metres from the site.
On the North East Line itself, Dhoby Ghaut is 3 stops with no change. Changing lines opens most of the rest of the network: Bugis is 4 stops changing at Little India, Orchard is 4 changing at Little India and again at Newton, Raffles Place is 5 changing at Dhoby Ghaut, and Tanjong Pagar is 7 changing at Outram Park. Almost everything needed on a weekday sits within a 10-minute walk. Bendemeer Market and Food Centre and Bendemeer Mall are each about 6 minutes on foot, and the mall carries the supermarket, clinics, dental services and banking that would otherwise mean a drive. Post office services are about 7 minutes away.
Kallang Polyclinic is an 11-minute walk, which is the single most useful figure in this section for anyone planning to age in the unit or raise young children here, because subsidised primary care within walking distance is not a given on the city fringe. Bendemeer Primary School, and the MOE Kindergarten housed within it, are 0.6km away, about 7 minutes on foot.

Two hawker centres anchor the eating here rather than one. Bendemeer Market and Food Centre is the closer of the pair at about 6 minutes on foot and carries the wet market alongside the cooked food stalls, so it covers both the morning shop and breakfast. Upper Boon Keng Market and Food Centre sits on the far side of Serangoon Road and is the larger and better known of the two.
Between them and the coffee shops along Bendemeer Road, this is a neighbourhood where eating out at hawker prices is the default rather than the fallback, which is characteristic of the older HDB estates on this side of the river and is not something a newer precinct can manufacture. Supermarkets and grocers sit inside Bendemeer Mall, and City Square Mall is 3 minutes by car for a wider range of restaurants.

Five malls sit within a 10-minute drive, and each one is attached to an MRT station, so none of them requires a car. The Venue Shoppes is the closest at a 16-minute walk or a 3-minute drive. City Square Mall, the largest of the group, is 3 minutes by car and sits on top of Farrer Park MRT. The Poiz Centre is 4 minutes and sits at Potong Pasir. The Woodleigh Mall, which opened more recently, is 6 minutes and sits at Woodleigh.
NEX at Serangoon is the destination end of that range at a 9-minute drive, and is one of the largest suburban malls in the country. Bendemeer Mall covers the daily errands closer to home.

The green access here is a park connector rather than a park, which is the more useful of the two if you run or cycle. The Kallang Park Connector is an 8-minute walk via Bendemeer Road, and once on it the network does the work: Kallang Riverside Park is roughly a 29-minute ride by bicycle and Marina Bay Sands roughly 48 minutes, both without leaving the connector.
The Whampoa Park Connector runs in the other direction towards Novena. A further five sit in the 1km to 2km band, which carries a lower but still meaningful priority: Canossa Catholic Primary School, Cedar Primary School, Farrer Park Primary School, First Toa Payoh Primary School and Pei Chun Public School.
Two points are worth being precise about. MOE measures these bands as straight-line distance from the home address, not by road or by drive time, which is why a school that looks further away by car can still sit inside the band. And the bands give priority in the ballot rather than a place, so buyers with a specific school in mind should confirm the address against MOE’s own school query tool before committing.
Beyond primary level, Bendemeer Secondary School and St Andrew’s Village are both nearby, Stamford American International School is 1.9km away or about 5 minutes by car, and James Cook University’s Singapore campus sits on the far side of Serangoon Road.
