The Arcady at Boon Keng Project Info: Freehold Condominium in District 12
The Arcady at Boon Keng is a freehold condominium of 172 units at 2 Saint Barnabas Lane, Singapore 329353, in District 12 within the Kallang planning area. It is developed by KSH Ultra Unity Pte. Ltd. (Developer Licence C1472, issued 18 July 2023), a joint venture of KSH Holdings Limited, Ho Lee Group and SLB Development Ltd, on the site of the former Euro-Asia Apartments, an 84-unit freehold estate acquired through a collective sale in July 2022. The site measures 5,246.8 sqm (56,476.55 sqft) at a plot ratio of 2.8, giving a maximum permissible gross floor area of 158,132 sqft, and occupies Lots 11181K, 11182N and 11183X of Mukim 17 at Saint Barnabas Lane. Approximately 3,828 sqm of that site, around 73 per cent, is landscape replacement area, which is why the greenery here is distributed across four planted levels rather than confined to a strip around the building.
The development is a single 24-storey tower reaching 98 metres above Singapore Height Datum, positioned at almost true north to south orientation so that every unit faces either north or south. Levels 1, 2 and 14 carry no apartments: Level 1 is the Garden and Landscape Deck at approximately 3.3 metres of floor height, Level 2 is the first Sky Terrace at approximately 5 metres, and Level 14 is the second Sky Terrace at approximately 4.8 metres. Residential floors therefore begin at Level 3, roughly 17 metres above Serangoon Road, and run at a typical floor-to-floor height of 3.15 metres. Two basements hold 172 carpark lots, a one-to-one ratio against the units, plus 3 accessible lots and 29 bicycle lots, with power provision made for future EV charger installation. Three lifts serve every floor, residential and communal alike, connecting directly to both basement levels, and common corridors run approximately 1.5 metres wide and are naturally ventilated rather than enclosed. The building plan was approved as A1553-00408-2022-BP01 on 15 November 2023. Expected Temporary Occupation Permit is 31 December 2028 and expected legal completion is 31 December 2031. The development sits where Serangoon Road meets Saint Barnabas Lane, with vehicular and pedestrian entrances taken off Saint Barnabas Lane at the quieter southern edge of the site. Boon Keng MRT Station on the North East Line is 498 metres away, a 6-minute walk, and two Downtown Line stations sit within roughly a kilometre: Geylang Bahru at 924 metres and Bendemeer at 1,069 metres. The nearest bus stop, opposite Bendemeer Primary School, is 76 metres from the site, and the Pan Island Expressway, Central Expressway and Kallang-Paya Lebar Expressway are all reached through Serangoon Road. Three primary schools fall inside the 1km band that governs Primary 1 registration: Bendemeer Primary School, Hong Wen School and St Andrew’s School (Junior). The Arcady at Boon Keng Facilities
The Arcady carries 47 facilities across four communal landscaped floors, of which 37 are outdoor and 10 indoor, occupying approximately 4,000 sqm in total. Across 172 apartments that works out to more than 23 sqm of facility space per unit. The count comes from the site plan’s own legend, which numbers the recreational facilities 1 to 47 and lists the service items separately under letters, so plant rooms, the bin centre, the substation and the guardhouse are not being counted as amenities. The four floors are grouped into two themed zones: the Foliage Garden Zone at the base, covering the 1st Storey Landscape Deck and the 2nd Storey Sky Terrace, and the Mountain Top Zone above, covering the 14th Storey Sky Terrace and the Roof Terrace. Five of the 47 are dedicated to children.
1st Storey Landscape Deck (Foliage Garden Zone, approximately 3.3 metres floor height) holds 22 facilities and is the active, family-oriented level: Grand Arrival at Basement 1, Foliage Trail, Mountain Trail, Herbs Stroll, Kids Playground, Social Deck, BBQ Pavilion, Infinity Pool, Spa Pool, Bubble Pool, Sun Deck, Botanic Lounge, Water Play Patio, Family Pool, Splash Patio, Family Deck, four cabanas named Flora, Fauna, Verdure and Verde, the Management Office and an Accessible Toilet. The Infinity Pool runs approximately 35 metres of swimmable length by 4 metres wide at a depth of 1.2 metres, with the Spa Pool at 0.9 metres and the Bubble Pool at 0.3 metres attached to it. The Family Pool is a separate body of approximately 48 sqm at 0.9 metres deep, paired with the Splash Patio, Water Play Patio and Family Deck. The Kids Playground covers approximately 55 sqm, the Mountain Trail runs approximately 53 metres and is laid out to simulate a hillside walk, and the four cabanas are approximately 4.8 sqm each, tucked into planting along the Serangoon Road edge. The BBQ Pavilion seats 12, uses an electric BBQ rather than charcoal, and was positioned at the corner of the site to keep smoke and noise away from the apartments.
2nd Storey Sky Terrace (Foliage Garden Zone, approximately 5 metres floor height) holds 10 facilities and pairs with the deck below it: Alfresco Dining, Botanic Club, Chill Out Lounge, Karaoke Room, Kids Party Deck, Kids Club, Cocoon Cove, Tranquil Grove, Serene Grove and an Accessible Toilet. The level splits three ways, into a kids zone positioned so that parents at the Kids Party Deck and Kids Club can watch the pool and playground below, a gathering zone where Alfresco Dining spills into the Chill Out Lounge, Karaoke Room and Botanic Club, and a seclude zone built around Cocoon Cove at approximately 62 sqm, the largest indoor room in the development. The Kids Party Deck is approximately 38 sqm and the Kids Club approximately 18 sqm, with Alfresco Dining at approximately 37 sqm and the Botanic Club at 27 sqm. The Karaoke Room, approximately 17 sqm, is acoustically treated and positioned away from the residential units above it.
14th Storey Sky Terrace (Mountain Top Zone, approximately 4.8 metres floor height, roughly 50 metres above street level) holds 11 facilities and is the quiet, adult-facing floor: Sauna, Reading Lounge, Gourmet Vista, Sunrise Garden, Arcady Club, Sky Veranda, Vista Lounge, Sky Gym, Vista Garden, Co-Working Deck and an Accessible Toilet. The Sky Gym is approximately 36 sqm with a city skyline outlook, the Co-Working Deck approximately 31 sqm, the Sky Veranda 25 sqm, Gourmet Vista 24 sqm and the Arcady Club 23 sqm. Gourmet Vista is intended for a private meal, while Sky Veranda and Arcady Club function as formal event spaces, including for bringing in a private chef.
Roof Terrace (Mountain Top Zone, approximately 91 metres above street level) holds 4 facilities: the Star Gazing Lawn at approximately 27 sqm, the Summit Walk, and Farm to Table and Farming Pots occupying approximately 64 sqm between them, with full sun and raised beds for growing produce.
These are compact rooms rather than large function halls, which is consistent with a 172-unit development rather than a mass-market one, and the sizes above are stated so that the scale is clear before a visit rather than after.
Fittings, Appliances and Finishes at The Arcady at Boon Keng
The Arcady fits the same three brands across every unit in the development: Electrolux for kitchen appliances, Blanco for the kitchen sink and mixer, and Toto for sanitary wares and bathroom fittings. There is no basic tier and no stepping down in brand quality by unit type. What does change between types is the cooking setup and the kitchen layout, and the dividing line falls between the 2-bedroom types and the 3-bedroom types. Every unit receives an electric hob, a pull-out cooker hood, a built-in oven, an under-counter washer cum dryer, fridge space with power points, and full-height kitchen cabinetry with a quartz counter top and backsplash.
Types A1, B1, B2, B3, B4 and B4A, covering the 1 Bedroom + Study and all 2 Bedroom and 2 Bedroom + Study units, use an open kitchen layout and receive the electric hob alone. That accounts for 87 of the 172 units.
Types C1, C2, C3, C4, C5, C5A, D1, D2A, P1 and P2, covering every 3-bedroom type and above including both penthouses, use an enclosed kitchen and add a 1-burner built-in LPG gas hob sitting side by side with the electric hob. That accounts for 85 of the 172 units. The induction configuration steps up with unit size: 2 zones on the 3-bedroom types and 3 zones on the 4-bedroom types. Note that The Arcady has no city gas reticulation, so the gas provision runs on LPG, and a dedicated cylinder storage space has been designed into the kitchen cabinetry rather than left for the buyer to solve.
Household shelters are not universal here. A Household Shelter appears on the floor plans of four unit types only: C3, C4, C5 and C5A, covering 52 of the 172 units. None of the 1 Bedroom, 2 Bedroom or 2 Bedroom + Study types has one, and neither do the standard 3 Bedroom types C1 and C2, the 4 Bedroom + Study D1, the 4 Bedroom Premium D2A or either penthouse. This matters more than it looks, because the abbreviation HS appears in the legend printed on every floor plan in the set, including plans that have no shelter drawn on them. The legend is a key to the symbols used across the whole range rather than an inventory of what a given layout contains, so the room itself is what to look for.
Bathrooms are Toto throughout, with a difference between common and master. Common bathrooms get a Toto wash basin, basin mixer and WC with a manual washer, plus a shower mixer and hand shower. Master bathrooms get the same wash basin and mixer, a Toto WC with a Washlet, an additional rain shower on top of the hand shower, and a mirror cabinet with LED lighting. All bathrooms have a quartz vanity top and backsplash, a mirror cabinet with open shelving, and tile finishes to floor and wall. Bathrooms are naturally ventilated wherever the layout allows; only those without a window receive a mechanical ventilation system, so mechanical ventilation is not universal across the development.
Flooring and joinery run to porcelain floor tile at the foyer and to the Living and Dining in every unit type except the two penthouses, which have a natural marble floor. Bedrooms are in parquet, except the penthouse Master Bedrooms, which are in natural timber. Master wardrobes are full height with storage space above, a side accessory panel and satin glass sliding doors; common bedroom wardrobes are full height with laminated finish doors; and every wardrobe in the development comes with interior divisions and drawers rather than a bare hanging rail. The single longest master wardrobe belongs to Type C5, at approximately 2.7 metres, and since C5 is one of the two showflat units it is the one place that length can be seen in person.
Ceiling heights are 2,850mm to the foyer, living and dining, master bedroom, other bedrooms and any study or household shelter, 2,900mm to the balcony, and 2,400mm to bathrooms, passageways, kitchens, yards and utility rooms. The four Level 24 apartments run to a different schedule: 4,500mm to the living, dining and balcony, 3,200mm to all bedrooms and passageways, and 2,850mm to the foyer, kitchen, yard and utility.
The three Level 24 units with a dry kitchen, D2A and the two penthouses, are the only ones fitted with a wine chiller, which appears on their floor plans as a dedicated appliance space rather than as a marketing claim. P2 adds a mini fridge space in the Junior Master Bedroom and a Powder Room; P1 carries a separate store room. Both penthouses receive a separate washer and dryer where every other unit in the development gets a single under-counter washer cum dryer. The penthouse dry kitchen is specified with the wine chiller alongside an integrated built-in fridge, a built-in wine glass rack, a built-in cabinet with display shelves and LED lighting, and a marble counter top, and the penthouse Master Bedroom wardrobe has glass doors with built-in lighting opening onto a walk-in closet.
Smart Home and Security at The Arcady at Boon Keng
Every unit receives one home gateway, which acts as the command centre for the smart home system, and one digital lockset to the unit entrance door. The system runs on a secured wireless infrastructure designed to be scalable, so it can be extended over time, and is accessed through interfaces on a tablet, phone or computer.
Two provisions are controlled through the mobile app: air-conditioning to the Living and Master Bedroom, where the app powers the unit on and off and sets the temperature, and lighting to the Living and Foyer. It is worth being precise about the boundaries here rather than describing the package as whole-home automation. Wall-mounted air-conditioning units are provided to the Living, Dining, Study, Master Bedroom and Bedroom, so app control reaches two of the five air-conditioned areas, and lighting control covers two areas rather than every room. Anything outside those areas runs on conventional switches unless the owner extends the system independently.
At estate level, each unit has an intercom to the secured lobby, so residents can speak to visitors remotely before granting access. A Community App handles instant booking of facilities and venues by mobile, and a Facilities Access Card handles entry to the development and its amenities. Common area security comprises a vehicular access gantry, 24-hour security, card access and CCTV surveillance at designated common areas. Hot water throughout is provided by electric storage water heater serving all bathrooms and, where one exists, the powder room.
Landscape and Sustainability Features
The strongest environmental figure at The Arcady is the landscape replacement area, at approximately 3,828 sqm or around 73 per cent of the 5,246.8 sqm site. That is what places the greenery across four planted levels, from the Foliage Trail and Herbs Stroll at the base, to the Sunrise Garden and Vista Garden on the 14th storey, to the growing beds on the Roof Terrace, rather than confining it to a perimeter strip.
Passive design does real work in the building as well. Common corridors on typical floors are naturally ventilated rather than enclosed and air-conditioned, bathrooms are naturally ventilated wherever the layout allows, and mechanical ventilation is installed only where a bathroom, powder room or WC has no window. Air-conditioning to common areas is confined to the Basement 1 and Basement 2 lift lobbies, with lobbies above naturally ventilated.
On transport, the development provides 29 bicycle lots at Basement 1 and has made power provision for future EV charger installation across the two basement carpark levels.
The Arcady at Boon Keng Unit Distribution Chart
The Arcady’s 172 units sit in nine stacks within a single 24-storey block, divided into sixteen unit types across nine bedroom configurations, from a 527 sqft 1 Bedroom + Study up to a 2,583 sqft penthouse. Detailed layouts for every type are on our The Arcady at Boon Keng Floor Plans page. A typical floor carries nine units in two bands. Stacks 08, 09, 01 and 02 face north, with stack 08 and stack 02 at the corners. Stacks 07, 06, 05, 04 and 03 face south towards the city, Marina Bay Sands and the Kallang River from height, with stack 07 and stack 03 at the corners. The four corner stacks carry the larger unit types, and both penthouses sit on the south band. Three lifts sit between stacks 09 and 01 in the middle of the north band, and each residential floor has two refuse chutes, positioned so that no unit entrance faces a chute door directly.
The floor plate does not stay the same all the way up, and the chart shows this clearly as columns of different heights. Residential floors run 9 units each on Levels 3 to 13, then 5 units on Level 15, 8 units on Levels 16 to 23, and 4 units on Level 24, giving 99 + 5 + 64 + 4 = 172. Levels 1, 2 and 14 are given over entirely to landscape and sky terrace floors with no residential units at all, and Level 14 is the reason the numbering steps from 13 to 15.
Four genuine irregularities are visible on the chart and none of them is a misprint. Stack 06, carrying Type A1, is the shortest column in the building: it runs from Level 3 to Level 13 and then stops, which is why there is no A1 above Level 13 and only 11 of them in total. Stack 07 changes unit type partway up, running Type C3 from Level 3 to Level 13, then Type D1 from Level 15 to Level 23, then Penthouse P1 at Level 24. Stack 04 runs Type B4 from Level 3 to Level 13 and Type B4A from Level 16 to Level 23, with no stack 04 unit on Level 15 at all; the two names cover the same 764 sqft footprint, split by height. Stack 01 carries Type B1 on every floor it occupies except Level 15, where the plate changes and that single position becomes Type C2, a 980 sqft 3 Bedroom that exists as one unit in the entire development.
Level 24 is a case of its own. Only the four corner stacks continue to the top floor, giving four apartments: Type C5A at #24-02, Penthouse P2 at #24-03, Penthouse P1 at #24-07 and Type D2A at #24-08. All four are built to the same taller floor section, which means C5A and D2A receive the same 4.5-metre double-volume Living and Dining and 3.2-metre bedroom ceiling heights as the two penthouses without being sold as penthouses. All four also carry a strata void, the double-height air above the living and dining, which is included in the published area: 20 sqm of the C5A’s 1,496 sqft, 21 sqm of the D2A’s 1,625 sqft, 36 sqm of P1’s 2,433 sqft and 38 sqm of P2’s 2,583 sqft. That is worth knowing when setting a Level 24 unit against the type below it, because a 1,281 sqft Type C5 carries no void at all and the 1,496 sqft C5A above it is not 215 sqft of extra floor.
One further specification split follows the stacks rather than the unit types. An acoustic ceiling and a balcony screen are provided to stack 03 (Type C4) and stack 04 (Type B4) from the 3rd storey to the 13th storey only, covering 22 units in total. The same stacks higher up do not carry the treatment, so two units of the same size in the same column can differ on this point depending on their floor. For every other unit, a balcony screen is a purchaser item rather than a developer provision: the approved design is a slide and fold aluminium screen that must allow natural ventilation within the balcony at all times, the cost falls to the purchaser, and MCST approval is required before installation.
