Note that the showflat is not at the actual project site: The Arcady itself is being built at 2 Saint Barnabas Lane, Singapore 329353, off Serangoon Road, roughly a 6-minute walk from Boon Keng MRT Station on the North East Line. Two unit types are built as showflats, chosen to bracket most of the mix. Both are furnished to the actual specification, so what you see is what is provided rather than a styling exercise.

Type B2 (2 Bedroom, 678 sqft): two bedrooms and two bathrooms on stack 09, a north-facing inner stack. The Master Bedroom has its own Master Bath, and Bedroom 2’s en-suite Bath 2 is also accessible from the Living area, so a second bathroom serves guests without anyone walking through a bedroom. Open kitchen layout fitted with Electrolux appliances, a Blanco undermount sink and mixer, full-height cabinetry with a quartz counter top and backsplash, and Toto sanitary ware throughout.
Type C5 (3 Bedroom Premium + Study, 1,281 sqft): three bedrooms and three bathrooms on the stack 02 corner, with the Master Bedroom looking towards the city skyline and a naturally ventilated Study sized to take a single bed. This is the type with the longest master wardrobe in the development at approximately 2.7 metres, full height with a side accessory panel and satin glass sliding doors. The enclosed kitchen carries the built-in LPG gas hob alongside a 2-zone induction hob, and the unit includes a Household Shelter.

Worth knowing before you arrive: neither showflat unit is built to the Level 24 section, so the 4.5-metre double-volume Living and Dining that applies to C5A, D2A and the two penthouses is not something you can see in person, and neither is the strata void that sits inside those four units’ published areas. Two further layouts, Type B4A and Type C4, have 360 tours on our virtual tour page but are not built at the showflat. What to Expect at The Arcady at Boon Keng Showflat

Comparing unit types side by side is the part that is hard to do from a brochure. With sixteen unit types across nine bedroom configurations, several of the distinctions at The Arcady are not visible in a size table. Types B4 and B4A are the same 764 sqft footprint in the same stack under two names split by height, and only the lower one receives an acoustic ceiling and balcony screen. Type C2 is a single 980 sqft 3 Bedroom that exists only on Level 15. Type C4 has three bathrooms where the similarly sized C3 has two. A Household Shelter is drawn on four of the sixteen types and does not follow size, so C3, C4, C5 and C5A have one while the larger D1, D2A and both penthouses do not. We will take you through the differences that actually change how a unit lives.

Stack, floor and view orientation is the other conversation worth having in person. The block sits at almost true north to south, so every unit faces one way or the other, and the five south-facing stacks are the ones looking towards the city, Marina Bay Sands and the Kallang River from height. The architect’s building distance drawing puts the immediate neighbours between two and twenty-nine storeys: Blocks 9 and 11 of the Saint George’s HDB estate at 12 storeys, Blocks 10 and 12 at 4, Bendemeer Primary School and the Elim Charis Montessori at 4, landed housing at 3, shop lots and the Tong Tek Buddhist Temple at 2, and Regent Residences at 29. If you already have a unit number in mind, bring it, and we can tell you exactly what it looks out on, including the floor from which the 12-storey blocks stop obstructing the view.

We will also work through the numbers with you: an indicative loan quantum, the current developer price list for the units you are considering, how the purchase is staged before completion, and an indicative monthly instalment. Finally, there are things renderings cannot settle. Seeing the Electrolux kitchen, the Blanco sink, the Toto Washlet in the master bathroom and the C5 master wardrobe in person tells you more about the finish level than a specification list does, and walking the actual room dimensions at a 2,850mm ceiling height tells you whether a 678 sqft 2 Bedroom works for how you live. That is the whole point of the visit.
